Reviving History on Tulsa’s Main Street

On Tulsa’s storied Main Street, the Robinson Packer South building has been given a second life. This 1920 structure, once a quiet presence in the city’s evolution, has been carefully restored and transformed into a vibrant mixed-use space. Above a revitalized retail storefront, four modern studio apartments now offer a fresh take on urban living while maintaining the building’s historic character.

Preserving Architectural Character

The Robinson Packer South renovation was guided by a commitment to retaining the building’s original charm while making it functional for today. From the reconstructed historic storefront to the reintroduction of period-appropriate millwork, the project restores key architectural elements that define its early 20th-century design. These efforts ensure that the building continues to contribute to the fabric of Main Street’s historic district.

Modern Living with Historic Charm

The upper level now houses four efficiently designed studio apartments, each approximately 660 square feet. The units feature compact kitchens, stacked washer and dryer units, and five-panel wood doors that reflect the building’s historic aesthetic. Original wood floors were salvaged, refinished, and reinstalled, adding warmth and a sense of continuity between past and present.

Respecting Historic Details

Throughout the renovation, care was taken to replicate essential details that reinforce the building’s historic integrity. New wood base moldings were installed to match the original profile, and corridor railings were rebuilt to align with the building’s early design. These simple yet meaningful updates maintain the building’s character while making it suitable for modern use.

Revitalizing the Streetscape

At street level, the restored storefront brings new life to the building, providing a flexible space for a future retail tenant. Designed with an appreciation for the craftsmanship of the era, the storefront enhances the pedestrian experience and supports the ongoing revitalization of Main Street as a destination for business and community activity.
